Choosing Your Inspector
Choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Additionally, there are enormous differences between home inspectors. Different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing.
But, just an in every other profession the largest part are ordinary and run of the mill. A small number are bad. An even smaller number are very good. You want one of the very good ones. Your home is a large personal and financial investment. Make sure you are hiring someone you can trust to do an excellent job and to look out for your interests.
A referral from people you work with, or friends and family, is where most people start. But you should still do a little more homework before choosing your inspector. After all, this is your home and your money - make sure the inspector (and the home) meets your needs.
Many people also rely on their real estate agent for a referral to an inspector, but there's an inherent conflict of interest present. Many home inspectors depend on agent referrals to stay in business. As a result, they tend to keep the referring agents happy, rather than their client - you. You’re paying the money, but they are not really working for you. Obviously, this is not in your best interest.
This may be the only business where the referring marketplace punishes those who do the best job!
Of course, not every agent is waiting to take advantage of you. There are ethical agents who want their clients to get the best inspection possible. Those are the agents that may refer us to you, and are hopefully the ones you are working with.
If you are comfortable with your agent, by all means listen to their advice. But you still might want do your own research to make sure your making the right decision.
